America's Most Endangered Malls

Birmingham's Century Plaza mall was a consumer mecca when it opened in 1971, drawing shoppers from outlying suburbs and even from other states. Over the years, however, people moved outward from central Birmingham, and new shopping centers sprouted around them. Sales at Century Plaza declined. Three of the mall's four big "anchor" tenants eventually left, and smaller retailers followed. By 2008, Century Plaza was a shadowy hulk with more shuttered stores than open ones. Then the last anchor tenant, Sears, announced it was leaving. The mall finally closed for good in early June.

Malls have a natural lifespan, as population centers shift, architecture evolves, and shopping habits change. But a sharp recession is clearly accelerating the demise of vulnerable retailers--and some of the shopping centers they inhabit. Plunging sales are one obvious reason. Many retailers are also saddled with heavy debt taken on in recent years to fund aggressive growth. And the credit crunch has made cash scarce for firms that need it most.
Those tough conditions have already driven retailers like Circuit City, Linens 'N Things, and Steve & Barry's out of business. Other chains are closing stores and slashing costs as they fight to survive. General Growth Properties, a Chicago firm that operates more than 200 malls--and owns the remnants of Century Plaza--declared bankruptcy in April and is working on a restructuring plan.

The churn is transforming America's retail landscape. "During times like this, good malls tend to get better and bad malls tend to get worse," says Steve Sterrett, chief financial officer of Simon Property Group, the nation's largest mall operator. The first sign of trouble is often the departure of department stores and other anchor tenants, especially if those spaces stay vacant. High-quality, name-brand merchants often follow, with discounters--or nobody--replacing them. Shoppers sense the ennui, and gravitate toward malls that feel more vibrant, which only deepens the distress at troubled properties. By some estimates, about 10 percent of the America's malls could close within the next few years.
To gauge which malls are in trouble, U.S. News analyzed data from Green Street Advisors, an investment research firm in Newport Beach, Calif., that specializes in publicly owned real estate companies. Their data includes occupancy rates, sales per square foot, and quality grades for about 650 of America's biggest shopping centers. The average property in the data set has sales of about $420 per square foot and an occupancy rate of 92 percent, good for an A- grade.

The malls at the bottom of the list earn grades of C- or D, with falling sales at many stores and a high proportion of discount retailers that tend to draw the least lucrative consumers. As a rule of thumb, malls with sales of $250 per square foot or lower are struggling. "It's hard for many retailers to be profitable at $250," says Jim Sullivan of Green Street. And nine out of 10 malls at the bottom of Green Street's list have sales at or below that threshold.
The data we used doesn't cover strip malls and other shopping centers owned by private firms, which tend to be smaller, less profitable, and more vulnerable to a bad economy than regional malls. But the following 10 malls still represent bleak snapshots of some of the weakest spots in the nation's retail economy.

Century III Mall, Pittsburgh, Pa. (Occupancy rate: 70 percent; sales per square foot: $200*). About 30 of the 120 stores at this suburban Pittsburgh mall have closed recently, including anchor tenant Steve & Barry's and KB Toys (both of which have declared bankruptcy), Old Navy, Ruby Tuesday's, and Macy's Furniture Outlet. The 30-year-old complex targets value shoppers but competes with nearby discounters like Wal-Mart and Kohl's. Other area malls with more upscale stores are doing better. Century's owner, Simon Property Group, may be looking to sell Century III.
Chambersburg Mall, Chambersburg, Pa. (62 percent; $234). Sales have held steady over the past year, but a bucolic location 60 miles southwest of Harrisburg makes this sleepy mall a perennial underperformer. K.B. Toys, Value City, and B. Moss closed their stores after declaring bankruptcy. Newcomers include discounters like Bolton's and Burlington Coat Factory, which are likely to generate little excitement.

Crossroads Mall, Omaha, Neb. (68 percent; $200*). Shoppers are fleeing this 50-year-old mall in central Omaha for suburban shopping centers that feel safer and more vibrant. The departure of Dillard's in 2008 left one of three anchor slots vacant. The Zales and Gordon's jewelry chains are also gone, along with Gap and most of the mall's food-court restaurants. According to press reports, owner Simon Property Group recently put the property up for sale. A buyer could try to resuscitate the mall or convert it to a different kind of retail or commercial complex.
Hickory Hollow Mall, Nashville, Tenn. (82 percent; $187). Dillard's has left, and other departed tenants include Linens 'N Things and Steve & Barry's, two of the biggest casualties of the recession. Two of four anchor slots are vacant, and the theater recently switched from first-run movies to late-run discount flicks. With a lack of retailers, the mall may convert some of its space to office use. One new tenant: the local police, who recently opened a recruiting station at the mall.
Highland Mall, Austin, Tex. (61 percent; $150*). While gleaming new stores have been springing up in some parts of Austin, this 38-year-old mall along I-35 has struggled to keep stores open--and avoid embarrassing controversies. Anchor JCPenney left in 2006, and this year Dillard's sued the mall's owners, claiming they let the mall become a "ghost town." The owners countersued, claiming that the suit is part of a scheme to help Dillard's get out of its lease early.
Palm Beach Mall, West Palm Beach, Fla. (82 percent; $250*). A year ago, the plan was to renovate this fading 42-year-old property. But that changed with the recession. Anchor tenants Dillard's and Macy's bolted within the last year, and in April, the mall's owners defaulted on a big bank payment, triggering a foreclosure lawsuit that could force the sale of the property. The power company even threatened to shut off the mall's electricity, but the bill was paid at the last minute. While remaining tenants like Sears and JC Penney await the outcome of litigation, other nearby malls are adding space and gaining customers.

SouthPark Mall, Moline, Ill. (84 percent; $225). The owners spent a couple of years trying to sell this Quad Cities landmark, built in 1974, but they finally gave up late last year. Local officials would like to see the aging property converted to a more modern "lifestyle mall" with boutiques, lounging areas, and an upscale ambience. But modest local incomes probably can't support the major investment that would require. For now, the only upgrades at SouthPark are the construction of a few strip centers on "outlots" surrounding the mall, to be occupied by cheap restaurants and local service businesses.
Southridge Mall, Des Moines, Iowa. (84 percent; $168). The 2007 arrival of Steve & Barry's was supposed to mark a revival for this 34-year-old complex on Des Moines's South Side, which has been losing shoppers to more gentrified suburban malls. Then the discounter went bankrupt and closed its stores. The mall's owners have been trying to sell the property, and city officials have been working on ways to revitalize the entire area. They better hurry: At $168 per square foot, Southridge's sales are among the lowest for big malls.
Towne Mall, Franklin, Ohio. (49 percent; $207). This aging structure between Cincinnati and Dayton has been troubled for years, as the owner, CBL & Associates, and local officials have deliberated over whether to tear it down and build something more modern. Towne Mall has one of the highest vacancy rates of any operating mall, with more closed stores than open ones. A decision on the mall's fate is supposed to come soon.
Washington Crown Center, Washington, Pa. (70 percent; $265). Three of its biggest retailers--Macy's, Bon-Ton, and Gander Mountain--have suffered deep losses as consumers have cut spending. The mall's owner, Pennsylvania Real Estate Investment Trust, is revamping some of its properties--but not Washington Crown Centre, one of the weakest malls in its portfolio. PREIT could end up selling some of its subpar properties, which leaves this mall vulnerable.

I sing and clap to honor God.” And yes, those are ways to honor God, but did you know that you honor God just as much when you get to work on time? You honor God when you are productive each day and honor the people in authority over you. You honor God when you excel in your career.
Actions speak louder than words. When you give your very best in the workplace, your whole life is giving praise to God—it’s one of the best witnesses you could ever have. Just showing up with a good attitude, friendly, organized, being your best—people will notice there’s something different about you. They’ll want what you have.
As believers, we should set the standard in all areas of life. People should see the depth of your character and your spirit of excellence and know that you are a child of the Most High God. Make the decision to honor Him in all that you do because you are His representative in the earth today!

If the boss isn’t watching, they’re playing on the computer. They simply go to work to pick up a paycheck, and then wonder why they’re not promoted and don’t see increase. It’s because God doesn’t bless mediocrity, He blesses excellence.
Whatever we do, we should do it to the best of our ability. We should set the standard. Remember, we are ultimately working for the Lord. He’s the one who put those talents and abilities in us. We are stewards of the gifts He’s given. Other people may show up late. They may complain. They may cut corners. But don’t sink down to their level—you are working for Almighty God. You are called to excellence.
I encourage you today, stay determined. Stay focused. Whether you’re a waitress, a truck driver, an architect, a police officer, or a CEO, do it to the best of your ability. God is the one who brings promotion. When you set the standard, He’ll raise you up and pour out His blessing in every area of your life!

Get into Agreement with God
Today’s Verse:
"Again I say to you that if two of you agree on earth concerning anything that they ask, it will be done for them by My Father in heaven. For where two or three are gathered together in My name, I am there in the midst of them"
(Matthew 18:19–20, NKJ).

Today’s Word:

There´s a spiritual principle in the Bible that tells us when two or more agree on something, that thing shall be established. There is great power in agreement. In another verse it says, "How can two walk together unless they agree?" In other words, if we want to walk with God, if we want to see His promises established in our lives, if we want to live in His power, we have to get into agreement with Him. We have to know what He says and make our thoughts and actions line up with His.
For example, God wants His children to live in victory, but in order to experience that victory we have to think it, believe it, and speak it. We can´t go around thinking, "Oh my breakthrough is never going to happen. Nothing works out for me. It´s been too long." No, that attitude will stop the power of agreement. Instead of complaining, get into agreement with God and declare, "I know my breakthrough is coming. I know God hears my prayers. I am in agreement with Him and all things work out for my good!" Choose His words, thoughts, and actions and watch His promises come to pass in every area of your life!
Prayer for Today:
Heavenly Father, today I humbly come to You. Search my mind and heart and show me any areas of my life that are not in agreement with You. I choose to align myself with Your Word knowing that You have the best plan for me. In Jesus´ Name. Amen.

In the Old Testament, every 50 years the people would celebrate what they called Jubilee. It was a day of freedom and restoration–once–in–a–lifetime event! But now, because of what Jesus has done, we don´t have to wait 50 years to experience Jubilee. We can live in Jubilee every single day. I believe this is your year of freedom. It´s your year to be released from every bondage, every debt, and anything that would hold you back. It´s your season to be released from sickness, depression, addictions, and worry. It is your year to see the free favor of God profusely abound! It’s your time of restoration.
Let that sink deep down into your heart today. Dare to believe that He wants to see you free. Surrender every area of your heart to Him and watch the bondages of the past break off of you so you can live in Jubilee in every area of your life!

Dare to Believe
Today’s Verse:

"But without faith it is impossible to please and be satisfactory to Him. For whoever would come near to God must [necessarily] believe that God exists and that He is the rewarder of those who earnestly and diligently seek Him [out]"

Today’s Word:

Do you ever feel like you are inconveniencing God? Are you content to just barely get by in life, to just endure it? Some people think they are being humble by not asking God for things, but Jesus paid a precious price to give us abundant life! He loves to hear us call upon His name!
I encourage you today to be bold and dare to believe God. Don´t just think "survival" when God is thinking "abundance." If you will think bigger, you´ll see God act bigger in your life. When you release your faith in a big way, God doesn"t say, "Who do they think they are? The nerve of that person." No, when you stretch your faith, it brings a smile to God’s face. He probably says to the angels, "Listen to what they´re saying. They believe I can do great things. They believe I can turn any situation around. They´ve got their trust and confidence in Me, so I’m not going to disappoint them!"The Scripture says "our faith pleases God." So take a step of faith today and dare to believe that God will do the impossible in your life!
Prayer for Today:

Our attitude should be, “It may be dark, but I know the God of the breakthrough is about to turn things around!” “My child may be off course, but I know the God of the breakthrough is about to bring him back.” “Business may be slow, but I’m expecting the God of the breakthrough to release a flood of His favor, a flood of new clients, a flood of new sales, a flood of promotion.”
Remember, you are in prime position to see the light come bursting in. You’re in prime position for God to give you something to talk about. Keep living breakthrough–minded because He has victory in store for you today!

The entire world couldn't wait to see what Mrs. Obama was going to wear for the evening of January 20. Fashion industry bible Women’s Wear Daily even dedicated several pages of an issue to designer sketches of the hopeful dresses. The First Lady decided to go with newbie designer Jason Wu for her husband’s big night and he didn’t disappoint. The First Lady sparkled in Wu’s modern one-shoulder ivory silk chiffon gown. “I wanted the dress to be powerful and feminine,” says the 26-year-old.

God wants to give you something to talk about! He wants to overwhelm you in such a way that everywhere you go, you talk about what God is doing in your life. You tell your friends, your neighbors, your children, your grandchildren about the great things God has done for you! Are you looking for His goodness? Are you talking about what He’s already done in your life? God never intended for us to just drag through life defeated and discouraged. We aren’t supposed to go around with a negative attitude saying, “I never get any good breaks. I never get promoted. My back has been hurting for three years.” No, we are supposed to declare His Word and watch it come to pass!
I encourage you to choose an attitude of faith today. Start talking about His goodness and be a living testimony of all God has done. If you’ll start living breakthrough–minded, God will show up and give you something to talk about!

summer wedding, use farmers' market finds to create bouquet and table arrangements, or use potted plants which can be given away to your attendants at the end of your big day.

Personalized Photo Centerpiece
The conversation will be flowing as wedding guests admire photos of the bride and groom tucked inside a clear vase or candleholder. Arrange photos evenly on decorative paper. Use double-sided tape to adhere the arrangement to a small cylinder, then nestle it inside a larger glass vessel. Add flowers or a candle to the center to finish the centerpiece.

Share a message with wedding guests by etching letters onto glass vases to spell words. Try L-O-V-E, shown here, or use the bride and groom's initials for a personal touch. Align

A Flood of Power

"So [Israel] came up to Baal–perazim, and David smote [the Philistines] there. Then David said, God has broken my enemies by my hand, like the bursting forth of waters. Therefore they called the name of that place Baal–perazim [Lord of breaking through]"(I Chronicles 14:11, AMP)

Notice, David likened God's power to the bursting forth of waters. In other words, he described it as a flood. He was saying that when the God of the breakthrough shows up and releases His power, it will be like a flood of His goodness, a flood of His favor, a flood of healing, a flood of new opportunity. Think about how powerful water is. Three or four feet of water can pick up a huge car that weighs thousands of pounds and move it all around. I've seen on the news whole houses floating down the river in big floods. Nothing can stop the force of that water! Anything that's in its way is moved!
You may have difficulties that look extremely large, obstacles that look impassable, dreams that look unobtainable. But know this; when the God of the breakthrough releases a flood of His power, nothing can stop it. You need to get ready not for a trickle, not for a stream, not for a river. Get ready for a flood of God"s favor, a tidal wave of His goodness, a tsunami of His increase! Dare to believe that God is going to overwhelm you with victory in every area of your life today!

Heavenly Father, I invite You to overwhelm me with You today. Take over every area of my life; my thoughts, my attitude, my body. Flood me with Your healing, favor, and strength today as I surrender my entire being to You. Amen.

It’s when suddenly, God releases His power in such a way that it overwhelms you and drives out your enemies!Maybe you’ve been praying about a child for years, and suddenly, they get back on the right course. That’s a breakthrough. Or you were trying to get in to a certain college. They said they were full, but suddenly, they call you back and say they have room for you. That’s another breakthrough. Perhaps you’ve struggled in your finances for a long time then you get a good break or a promotion. Now it’s not a struggle anymore. Those are all breakthroughs.
No matter what you’ve been facing, no matter how impossible things look, know this; the God of the breakthrough wants to visit your house. Your part is to be ready—to look for His favor and goodness. Victims of ConAgra blast laid to rest

DUNN, N.C. — Families began to bury their dead Sunday; five days after an explosion ripped a hole in the Slim Jim plant in Garner.
Dozens of workers and contractors were injured in the blast, and three workers – Barbara McLean Spears, 43, of Dunn; Rachel Mae Poston-Pulley, 67, of Clayton; and Louis Junior Watson, 33, of Clayton, – were killed. About 300 people were working at the time.Spears a 'second mom'
Spears' funeral was held Sunday afternoon at Cape Fear Regional Center in Erwin. The crowd applauded when co-workers from ConAgra were asked to stand during the funeral service.“This is the first time that I’ve ever seen this building this full. So that means a lot to the family, I’m sure,” said Carolyn Talley, victim’s friend.
Spears, who was married one year ago this June to her “inseparable” partner of 15 years, Anthony Spears, also leaves her 61-year-old mother, Bertha McLean, two brothers and two nieces.
Anthony McLean, 38, of Ocala, Fla., and his brother, Bradford, 33, of Dunn, searched in vain for the sister they considered a second mother when they couldn’t find her among other survivors or on lists of those being treated at hospitals.
She doted on her brothers and nieces. When asked about her hobbies, her relatives on Friday responded: “Family — that’s what she did.” Spears spent her time visiting, talking on the phone to and cooking for her loved ones.
“This is the longest time I’ve gone without speaking to her,” Anthony McLean said about the days since his sister’s death.
“We were like the Three Stooges,” said Bradford McLean. “She was more like a second mom.”
Pulley was a 'good lady'
Pulley’s funeral was also held Sunday afternoon at the Springfield Baptist Church in Garner, according to Hood Funeral Home. More than 1,000 people came to say goodbye to Pulley, a mother to seven children.
"No one can say anything bad about her, because there was nothing bad about her. She was just a good lady,” Wendy Wilder said.
Wilder said Pulley was a family friend and not her only personal connection to the ConAgra disaster. Her nephew was Lewis Junior Watson, another worker killed in the blast.
"If he had a shirt, and you needed a shirt, he would take the shirt off his back and give it to you. This is how good he was," Wilder said.
Watson died saving a co-worker
Watson, 33, of Clayton “did whatever he could for anybody,” said his wife, Terri Watson, 38, now a widow with three children. In addition to his almost 15-year job at the ConAgra Foods Inc. plant in Garner, Watson also was a volunteer on the plant’s safety team, Terri Watson said.
Relatives said coworkers told them Watson was on his way out of the plant after the 11:30 a.m. explosion on Tuesday.Watson went back in to help the co-worker."He was almost out," said Richard Johnson, the family's pastor. "He went back to help her." When Watson went back in the building, the structure caved in on both of them, family members said.
Watson, who was a machine operator at the plant, also had a lawn service and was actively involved in his church, St. Peter’s Disciples of Christ, in Smithfield. And he loved his family, Terri Watson said Friday.
“He loved spending time with me,” his wife said. “He always made time for us.”
The couple had a 14-year-old son and two daughters, ages 16 and 18. Their wedding anniversary would have been Sunday.
Watson's funeral will be at 11 a.m. Monday in the Johnston Community College auditorium.
Injured remain in burn center
Four employees remained in critical condition at the North Carolina Jaycee Burn Center at UNC Hospitals, officials said Sunday. One employee was listed in fair condition and two were in good condition.
Some of the patients suffered burns over 40 to 60 percent of their bodies, Dr. Bruce Cairns said. Cairns said the injuries of these burn patients vary across the body. Patients in fair condition can be in a great deal of pain because their nerves are intact and can feel the pain, Cairns said.
Though a long road of recovery is ahead, Cairns said people with critical burns have a chance for recovery.
